Special-Use Property Appraisals
For a hotel near Fisherman's Wharf, do I need the building valued separately from the operating business?
Start by identifying the assets and interest your recipient needs valued. Kevin O'Brien can discuss a real estate assignment for a hotel, healthcare, self-storage, automotive, or other specialized property. A real estate scope does not automatically include business value, furniture, equipment, or operating licenses.

Define the property before comparing values
For lodging, separate room revenue from other revenue and identify the management arrangement and ownership of furniture and equipment. For a storage facility, supply the unit inventory, occupied units, concessions, and operating costs. If a facility is owner-operated, describe that arrangement rather than treating all business receipts as rent. Missing operating or asset records can change whether the requested scope is workable.
You do not need every document to start. Describe missing records at the first call.
| Bring or describe | How it helps |
|---|---|
| Parcel and list of assets or interests to be valued | Define the real estate boundary and identify assets outside that scope. |
| Operating statements and occupancy records | Separate revenue sources and describe the actual operation at the valuation date. |
| Leases, management agreements, and asset ownership | Distinguish property income, operator obligations, and non-real-estate assets. |
| Plans, condition reports, and actual-use records | Explain specialized improvements and supplied evidence of their use. |
| Recipient instructions, effective date, and access | Confirm whether Kevin can undertake the specific real estate assignment. |
Match the assessor block/lot on your notice to the parcel and provide relevant ownership documents separately. The San Francisco Office of the Assessor-Recorder has assessment and recorded-document information. SF Planning's Property Information Map helps locate planning records. A tax-roll value, recorded document, or map label does not establish the market value of the interest.
This page shows no market statistics. Commercial values depend on the specific property, its leases and its market segment on the valuation date.
From the first call to the report
- Describe the facility, operator, asset boundary, and requested use to Kevin.
- Confirm whether the assignment fits before agreeing to the interest, date, scope, fee, and delivery estimate.
- Provide operating and asset records and arrange access to the relevant areas.
- Kevin analyzes the property evidence with the agreed treatment of operating and non-real-estate assets.
- Receive the real estate report and review the limitations before passing it to the stated recipient.
Confirm the facility operation, asset boundaries, and recipient instructions with Kevin before ordering. The specialized property scope needs to fit the assignment.
