A buyer wants my Bayview warehouse for a different use. How does the appraisal distinguish current use from the proposal?
Provide the current-use records, leases, and the buyer's proposed use separately. A different use needs evidence about legal permission, physical suitability, and feasibility, rather than an assumption that the proposal is already allowed. Define the property before comparing values
A plan may show a loading door without documenting the right to use a shared driveway. Provide the access agreement and explain any restrictions. For office and warehouse space under one lease, separate the measured areas and describe tenant improvements. Give the source of ceiling, floor-load, or power information if those characteristics matter. Provide actual measurements and engineering records rather than assuming standard dimensions for your building.

A tax-roll value, recorded document, or map label does not establish the market value of the interest.
